Feldberg Capital takes control of Osram-Höfe business campus as first move into life science and knowledge sector.

Berlin, 6 June 2024 – Feldberg Capital (Feldberg) has moved into the life sciences and knowledge sector by taking over the investment and asset management of the iconic Osram-Höfe business campus in Berlin.

Feldberg plans to transform the 65,000 m² asset into a modern life sciences ecosystem underpinned by its tried and tested approach to delivering best-in-class ESG standards. The new mandate underscores Feldberg’s strategic direction as a growth-oriented pan-European real
estate platform specialising in ESG-led development, investment and asset management strategies

The Osram-Höfe building complex, formerly the German headquarters of the lightbulb manufacturer Osram, was one of the largest lamp factories in Europe until the late 1990s. It has since been converted into a business campus with a significant focus on life sciences. Today, the property hosts renowned tenants such as Charité, the German Heart Centre, and the Institut Kirchhoff.

Located in the Mitte district (Wedding), north of Berlin’s city centre, the site offers excellent connectivity to public transport and Berlin’s array of amenities. The building is surrounded by prestigious scientific institutions such as the main campus of Charité, the Robert Koch Institute, BHT University, and Bayer Pharma.

Rodney Bysh, CEO of Feldberg Capital, commented: “Securing the investment and asset management mandate for Osram-Höfe marks a significant milestone for Feldberg as we enter the rapidly growing life sciences and knowledge sector. We are proud to incorporate this historic and strategically important landmark asset into our portfolio. We see enormous potential to use our ESG-led approach to modernise, optimise, and tailor the campus to specific occupier needs, thereby increasing its value as we embark on our goal of enhancing its position as a thriving modern life sciences hub for Berlin. We look forward to showcasing our unrivalled capabilities in sustainable commercial property development and asset management in Germany’s capital city.”

Across all its projects Feldberg Capital places a strong emphasis on delivering highly energy efficient buildings that also have a positive social impact, benefiting occupiers, investors and local communities where its assets are located in the process. This focus is central to all Feldberg’s activities and property investments across Europe, demonstrated in its long history of creating a positive impact through its “Brown-to-Green” redevelopment strategies.
