Our ESG strategy encompasses six defining principles, guiding the way we invest, develop and manage real estate.

We are taking meaningful steps towards having a net zero portfolio, ensuring our workspaces are resilient and fit for the future. We work with our partners and supply chains to rationalise our use of resources, reducing fossil fuel dependency and carbon-intensive materials.

Health & Wellbeing

We operate high-quality buildings which foster healthy lifestyles, placing occupier wellbeing at the forefront of our spaces. Our attention focuses on key indicators including air quality, temperature control, exercise, amenity provision and natural light.

Changes in land use are one of the most destructive reasons for the dramatic loss in plant and animal species. We are working with University of East London’s Ecology team to understand each ecosystem within the assets we manage and how we can preserve and enhance them throughout the business plan

We are committed to understanding our role as a stakeholder in the local community, contributing to social betterment and promoting diversity and inclusion across our portfolio.

Science based targets show organisations how much and how quickly they need to reduce their greenhouse gas (GHG) emissions to prevent the worst effects of climate change. We are retrofitting our assets to collect accurate data, ready to formally submit our SBT commitment.

We were successful in winning the Brent Design Award in 2023 for our development on Lonsdale Road in Queens Park, with the judges commenting on the attention to the circular economy and use of low embodied carbon materials.

Queens Park was shortlisted for the placemaking award for the work done to Lonsdale Road, including achieving planning consent for a comprehensive public realm scheme and long-standing support to the local food bank charities.

Our projects are designed to create a highly efficient, sustainable building with occupier wellbeing at the heart of the development. To achieve that aim, we use independent certification and objective metrics.

Retrofit First

• 1960’s 190,000 sqft office in the heart of East Croydon

• Comprehensive refurbishment of office floor plates, common parts, WCs, receptions, centralised plant and tenant amenity

• Adopted retrofit first approach to re-use the skeleton of the building, saving significant embodied carbon

• Worked in partnership with Love Design Studio & Oktra to scrutinise material selection, prioritising the circular economy

• Studies have set out a pathway to turning off gas boilers by Q1 2024 (100% electric)

• Improved EPC from a D to a B, along with achieving Ska Gold rating, Wiredscore Platinum and Air Rated Gold

• Delivery of Grade A office space, attracting new tenants to the asset as well as retaining existing occupiers

Food bank
Community Engagement

• Partnership with Queens Park Food Bank initiated during lockdown with a commitment to support free healthy food to two local schools

• Collaboration has continued into 2023, growing to connect the food bank with tenants, encouraging contributions and participation

• Additionally, vacant office space is donated as a vital collection centre, aiding the distribution of food parcel recipients

• Since conception, 1760 food parcels have been delivered to 80 households, equating to roughly 5,500 meals for the local community
