Feldberg Capital’s 73,000 sq ft Putney office scheme fully let

73,000 sq ft Putney office scheme fully let following raft of deals

Feldberg Capital (“Feldberg”), on behalf of its Akoya venture, has let all 73,000 sq ft of workspace at its Parklife Putney (“Parklife”) building, following the completion of a swathe of deals that represent a milestone for Putney’s office market having achieved highly impressive rents.

Architecture practice Populous, a leading designer of sports and entertainment venues, has taken an additional 1,500 sq ft at the building bringing the total space taken for its EMEA headquarters to 43,381 sq ft. The company has worked on iconic stadiums and arenas such as Wembley Stadium, Tottenham Hotspur Stadium and Co-op Live in Manchester.

Last September Winch Design, the internationally acclaimed design studio synonymous with the bespoke design of yacht, aviation and residential and commercial projects, also signed a 15-year lease on 22,334 sq ft spread across the ground, third and fourth floors of the building as well as a circa 2,000 sq ft roof terrace. The deal marked a strategic move for Winch Design as it relocated from Barnes to Putney, expanding its creative horizons and redefining its workspace.
Prior to this workspace operator RE-DEFINED took 6,900 sq ft at Parklife.

Parklife is the transformation of a 1990s office building to provide modern, energy-efficient Grade A workspace. Every floor offers views of Wandsworth Park and the River Thames, and the building gives occupiers access to a landscaped communal roof terrace and courtyard, co-working spaces and wellness enhancing features, with 106 cycle spaces and 24 showers making active commuting easy.
Parklife has achieved EPC B and BREEAM Excellent ratings, and is part of Akoya’s net zero commitments. A short walk from Putney Bridge and East Putney stations, it is surrounded by the area’s mix of lively cafés, restaurants, bars and wider leisure offerings.

Jon Cochrane, Head of Asset Management and Sustainability at Feldberg Capital, said:

“Parklife being fully let in such a short space of time is an outstanding achievement in the current climate.
These deals are a benchmark for Putney’s office market in terms of rents, size and the quality of the businesses choosing Putney for their head office location. It demonstrates there is strong demand for the right kind of sustainable creative workspaces in London neighbourhoods like Putney, Chiswick and Croydon that our Akoya venture was set up to deliver.
Both Winch Design and Populous have a reputation for outstanding innovation in their fields, which aligns well with Parklife and our Akoya venture more broadly.
We look forward to seeing how these two dynamic businesses continue to shape this south-west London business community.”

Stuart Austin, Head of South East Office Markets at JLL, said:

“Parklife being fully let underlines both Feldberg’s conviction to invest in and its capability to deliver high quality refurbished workspace in vibrant London locations. It is excellent to see Parklife being occupied by businesses of such calibre as Populous and Winch Design and JLL is delighted with the part it played in facilitating these deals. Appreciating that modern occupiers are placing an increasing importance on optimising employee experience, it is highly likely that assets with user-focused attributes like those of Parklife will outperform in the years ahead.”

JLL advised Feldberg on both deals.
